Wenn Balkone an der Fassade angebracht w\u00fcrden oder &#8211; wie hier &#8211; ein Dachbalkon errichtet werden solle, sei das nach Ansicht der Richter ein auf Dauer angelegter Eingriff in das Gemeinschaftseigentum. Es liege eine Ver\u00e4nderung des Gemeinschaftseigentums vor, was das \u00e4u\u00dfere Erscheinungsbild anbelangt. Das folge daraus, dass dieser Balkon von au\u00dfen sichtbar sei. Zudem erfordere er aus statischen Gr\u00fcnden Sicherungen in der Fassade und innerhalb der Decken der darunterliegenden Einheiten. Der beabsichtigte Bau des Balkons sei auch keine ordnungsgem\u00e4\u00dfe Erstherstellung der Wohnanlage.
